Checked against Revenue NSW on (2026-27 rules)

  • General transfer duty rates 2026/2027 (incl. premium residential rate): page, official calculator · checked
  • NSW Land Registry Services: registration fees: PDF · checked
  • First Home Owner (New Homes) Grant: page · checked
Assumptions
  • The price you enter is treated as the dutiable value (the higher of the price and the market value).
  • Every buyer is in the same residency group and buys the whole property. Mixed purchases (for example one foreign co-buyer) are worked out differently; use the revenue office calculator.
  • Concessions and grants assume you meet all their conditions, including living in the home for the required time.
  • Government fees are the land titles office registration fees for one transfer and one mortgage. Conveyancing, inspections and lender fees are not included.
  • Your conveyancer or solicitor confirms the duty payable before settlement.

02How it works

What goes into the number

Four things decide what you pay, and the calculator asks about each.

  • The dutiable value

The price, or the market value if that is higher. Most states round it up to the next $100 before applying their rates.
  • Your home or an investment

Some places charge less when you will live in the property: Victoria (up to $550,000), Queensland, Western Australia (up to $200,000) and the Australian Capital Territory.
  • First home buyer status

Most states cut or remove duty for first home buyers under a price threshold, often with different rules for new and established homes.
  • Residency

6 states charge foreign persons a surcharge of 7% to 9% on top of duty. Temporary visa holders are foreign persons for these rules. Buying on a visa

03Questions

Stamp duty questions

What is stamp duty?

Stamp duty (called transfer duty in most states, and conveyance duty in the ACT) is a state or territory tax the buyer pays when a property changes hands. It is worked out on the dutiable value: the price, or the market value if that is higher.

Why is stamp duty so different between states?

Each state and territory sets its own rates, thresholds and concessions. Some remove duty for first home buyers up to a price, some only help with new homes, and Tasmania and the Northern Territory currently have no first home buyer duty concession. The table on this page compares them at the same price.

Do I pay stamp duty on a new home or off the plan?

Usually yes, but some states give first home buyers more help with new homes than established ones. At $750,000 a first home buyer pays less duty on a new home than an established one in Queensland and South Australia. Choose the property type in the calculator to see the difference.

Can a lender add stamp duty to my home loan?

Lenders generally expect duty and other buying costs to come from your own money. Borrowing more to cover them raises your loan-to-value ratio and can mean paying lenders mortgage insurance (LMI). We can tell you how the lenders on our panel treat it.

Is this calculator accurate?

It uses each revenue office's published rates and concessions, checked on the dates shown under every result, and is tested against the revenue offices' own calculators and worked examples. It is still an estimate: your conveyancer or solicitor confirms the duty payable.
