01Where to start
Use them in this order
Each answer feeds the next. Bring the numbers to your consultation and we check them against real lender policy.
Step 1: Start with what you could borrow
Start with borrowing power. Lenders test your repayments at a higher rate than you will pay, so the limit is usually lower than people expect.Step 2: Add the cost of buying
Add stamp duty and land titles fees for the state you are buying in. Over 80% of the price, lenders usually charge lenders mortgage insurance (LMI).Step 3: Check the repayments
Use a rate you have actually been quoted. Try fortnightly repayments and a small extra amount to see the effect over the loan.Step 4: Comparing your current loan
Compare it with an offer, including discharge, break and new loan costs, before you switch.
02Stamp duty
Stamp duty by state
Each state page has its current rates, concessions, surcharge, fees and three worked examples.
