Strathfield straddles more than one council area: Strathfield (85.3% of its land) and Burwood (12.2% of its land). Of the 26 NSW suburbs in our guides, Strathfield has the third-highest Nepal-born population (3,517) and the third-highest median household income ($2,262 a week). A median age of 32 makes it one of the younger suburbs we cover, with 2.8 people in the average household. On Census day 19.1% of employed residents took a train to work, even though 32.7% worked from home in the August 2021 lockdown, so normal train use is higher.
Buying costs at Strathfield's median prices
NSW DCJ's latest sales figures (January to March 2026) put the median unit price in postcode 2135 at $780,000 from 54 sales and the median house at $3,861,000. The house median rests on only a few sales, which DCJ flags as a small sample, so treat it as a rough guide. The step up from the median unit to the median house is $3,081,000. A median unit costs 6.6 years of the suburb's 2021 median household income of $117,624; a house, 32.8 years.

- Owner-occupier, established home, every scheme condition met. Cash needed excludes conveyancing and LMI. 2026-27 rules, checked 26 October 2026.
An eligible first home buyer pays no transfer duty on the median unit, because $780,000 is below the scheme's $800,000 full-exemption limit; anyone else pays $29,287. The median house is over $1,000,000, so no first home concession applies and every buyer pays $193,642 in duty.
The $1,500,000 scheme cap leaves $720,000 of room above the median unit, but the median house is out of range by $2,361,000.

Recent arrivals and visa holders
Recent arrivals are a big group: 5,528 people came to Australia between 2016 and 2021, 35.6% of everyone here born overseas. Permanent residents can usually get the same first home concessions as citizens. Temporary residents need FIRB approval, generally can't buy an established home before 30 June 2029, and pay 9% surcharge purchaser duty. The surcharge alone is $70,200 on the median unit. Postcode 2135 is not a designated regional area, so a 491 or 494 holder bound by condition 8579 can't live here on that visa.
