The suburb is split between councils, Cumberland (70.4% of its land) and Parramatta (29.6% of its land), which matters for council rates and planning rules. Compared with the other suburbs we cover, its Nepal-born count is the sixth-highest of 26 and its share of renters is the sixth-highest. A median age of 31 makes it one of the younger suburbs we cover, with 2.8 people in the average household. 19.7% of workers caught a train on Census day 2021, a lockdown day when 22.9% stayed home, which makes this a rail commuter suburb.
The cost of buying in Granville
A typical unit in postcode 2142 changed hands for $563,000 in January to March 2026 from 80 sales, while houses went for a median $1,363,000. The house median rests on only a few sales, which DCJ flags as a small sample, so treat it as a rough guide. A house costs 2.4 times as much as a unit here, a gap of $800,000. Against the median household income recorded here in 2021 ($83,096 a year), that is 6.8 times for a unit and 16.4 times for a house.

- Owner-occupier, established home, every scheme condition met. Cash needed excludes conveyancing and LMI. 2026-27 rules, checked 26 October 2026.
The first home exemption covers the median unit in full: $19,522 of duty becomes nil for an eligible buyer. No first home concession reaches the median house; at that price the duty is $56,252 for everyone.
Both medians are under the 5% Deposit Scheme cap for Sydney ($1,500,000), so an eligible first home buyer could buy at either price with a 5% deposit and no lenders mortgage insurance (LMI).

Renting vs buying in Granville
The median rent on a new lease in postcode 2142 was $630 a week in April to June 2026, based on 313 bonds lodged, which adds up to $32,760 over a year. By size, a two-bedroom unit leased for $650 a week and a three-bedroom house for $750.
The 2021 Census recorded a median rent of $400 a week and a median mortgage repayment of $1,873 a month, 8% more than the median rent. Today's new-lease median is 57% above that 2021 rent. DCJ counts only new bonds and the Census counts every renting household, so read the gap as a direction, not an exact rise. That 2021 rent was 25% of a median household's income.
Put another way, 45 weeks of today's median rent would cover a 5% deposit ($28,150) on the median unit. Renters are a narrow majority (54.6% of households), while 23.8% of homes are owned with a mortgage.

Buying soon after you arrive
3,735 residents (22.3%) arrived in Australia between 2016 and Census night 2021. Your visa changes the numbers: a temporary resident pays 9% surcharge purchaser duty, needs FIRB approval and is generally limited to new homes until 30 June 2029, while a permanent resident is treated much like a citizen. The surcharge alone is $50,670 on the median unit. Postcode 2142 is not a designated regional area, so a 491 or 494 holder bound by condition 8579 can't live here on that visa.
Visa guides: subclass 189, 190, 491, 482.
First home buyers
54.6% of households rent, almost three in five. On the median unit, a first purchase means $28,150 for a 5% deposit, no transfer duty and a price inside the 5% scheme cap. Lenders also look for genuine savings and steady income, and some accept a family guarantor instead of part of the deposit.
Apartment purchases
With units making up 55.4% of homes, the building matters: some lenders limit loans on small or high-density apartments. Send us the building address early: we check which lenders accept it before you spend money on reports.
